02. Sift through listings

On your own, you could probably find this step the most annoying.
You set your eyes on the photos displayed to you through different advertisement mediums but face disappointments after disappointments that these homes are no longer for rent, put on hold, or worse, they all belong to the same listing.

From the units shortlisted, we go one step further by comparing the asking rent with the recent transactions. We will compare with past rental transaction records for you to make an informed decision before starting the negotiation process.

Many tenants are unable to get the homes they desire after several attempts because they are unfamiliar with local culture.  Some landlords may feel intimidated when an initial offer is too low and disregard any future offers. At the same time, some tenants may be over enthusiastic and fail to achieve preferential terms from the onset which will be detrimental upon tenancy renewal.

06. Administrative Matters

After the the price is agreed, we pave you through the administrative process.

This is often thought to be a mundane and risk free step but truly, not the case at all.

For example, verifying property ownership is a pertinent step to ensure you pay your deposits to the rightful recipient. Legal suits have been raised on fraudulent parties acting as owners when they were just employees of with no authorised rights to receives transaction monies. 

When you deal direct with Landlord’s representative, this step is often omitted by them.

Also, it may seem easy for you to navigate and comprehend the terms of our local tenancy agreement.  What you fail to note is that some critical clauses or terms may be left out unintentionally. For example, when the need for the landlord to pay for chemical cleaning of air conditioners is not indicated, these costs will be passed on to you.  And are you aware of the repercussions for omitting the clause  ‘approval by mortgagee ?’

07. Handover of Property to You
